When a premium real estate developer introduced an exclusive, first-ever lakefront property, the stakes were high. The goal was to attract leads and drive sales for a one-day flash sale, presenting prospective buyers with a unique opportunity to own lakefront property in a major Southern city. To make a substantial impact within a limited time frame, we created a robust digital marketing strategy designed to maximize reach and engagement

The Challenge

With only one day to capture leads and drive sales, the developer needed a fast-acting, high-reach campaign. Our focus was to connect with buyers within a 100-mile radius who were actively searching for second homes, retirement properties, or lakefront opportunities. The challenge was to create urgency and drive inquiries that would convert to sales on the spot

The Strategy

To achieve this, we implemented a multi-layered strategy combining brand awareness and direct-response campaigns

  1. Display and Native Ads for Brand Awareness: Display and native ads helped build awareness, using keyword targeting, behavioral insights, and artificial intelligence to reach a highly relevant audience. This allowed us to target adults interested in second homes, retirement properties, and waterfront real estate—key segments for this campaign.
  2. Aggressive Google Pay-Per-Click (PPC) Campaign: Knowing this campaign was time-sensitive, we incorporated a PPC strategy to capture high-intent buyers. This included both traditional and call-only ads designed to drive direct inquiries and phone calls from motivated buyers.

Together, this strategy allowed us to reach a broad audience and create high engagement, channeling prospective buyers toward immediate action

The Results

Our focused, high-impact approach generated impressive results that contributed directly to the flash sale’s success

  • 9.75% Click-Through Rate for PPC: Far above industry standards, this high click-through rate reflects the campaign’s effectiveness in reaching and engaging high-intent buyers.
  • 1,880 Click Conversions and 396 Phone Calls: The PPC ads drove 1,880 click conversions, with 396 phone calls from interested buyers.
  • Display and Native Ads with a .40% CTR: Nearly six times the national average, this CTR indicates strong interest and awareness generated by display and native ads, yielding 66 additional conversions.

The final outcome? In a single day, the developer sold $19 million in lakefront lots—an extraordinary result that surpassed expectations. Now committed to a digital-first approach, this developer plans to continue using digital marketing for all future sales and promotions
