When a new housing development launched with three builders offering a mix of single-family homes, townhomes, and apartments, the objective was clear: attract prospective buyers and renters from a range of backgrounds and encourage them to take the next step in the purchasing process. This meant reaching diverse buyer profiles—first-time homebuyers, families with school-aged children, military veterans, and healthcare professionals, to name a few. Our team at Vici Media developed a comprehensive digital strategy to bring these potential buyers to the table.

The Challenge


With multiple property types available and a wide range of ideal buyers, the development needed a strategy that could effectively target distinct audience segments while driving conversions. Specifically, the campaign aimed to inspire people to request more information and schedule appointments to view the properties.

The Strategy


We deployed a combination of Mobile Conquesting and Social Mirror ads to reach these specific demographics in a meaningful way.

  1. Mobile Conquesting: Through this approach, we engaged target audiences via Behavioral Targeting and Geo-Fencing.
    • Using behavioral targeting, we reached key profiles like veterans, military personnel, fitness enthusiasts, and healthcare professionals such as nurse practitioners.
    • Geo-Fencing allowed us to strategically focus on high-relevance locations like military and veterans organizations, nursing schools, and other housing communities, keeping the properties top-of-mind for prospective buyers in these areas.

  2. Social Mirror Ads: By mirroring the look and feel of social media posts, we delivered Social Mirror ads across Facebook, Instagram, and YouTube.
    • Behavioral Targeting: These ads specifically targeted people aged 24+ who were likely to be U.S. military personnel, veterans, nurses, first-time homebuyers, or parents with school-aged children.
    • We also layered in Keyword Targeting, Artificial Intelligence, and Retargeting to engage users showing interest in related keywords and ensure we reached those who had previously visited the site.


This tailored approach ensured we reached prospective buyers with messaging that resonated and motivated them to learn more about the development.

The Results


In just three months, our targeted campaign delivered impressive results:

  • Over 1.2 million impressions served, keeping the property front and center for potential buyers and renters.
  • Nearly 900 click conversions and 200 view-through conversions were achieved, with conversions tracked across critical engagement points like floor plan views, the amenities page, and requests for additional information.


The campaign’s success and the level of engagement exceeded the client’s expectations, prompting them to extend the campaign for an additional three months.
