As one of the largest homebuilders in the United States, our client has a well-established reputation for providing high-quality, value-driven homes and a smooth homebuying experience. In their pursuit to expand into the digital space, they approached us at Vici Media to help attract more potential homeowners through strategic, targeted digital advertising. We crafted a campaign that resonated deeply with their audience, delivering such strong results that they have chosen to continue for another 13 months

The Challenge

With a diverse audience including a high percentage of military individuals and families, the client needed a digital campaign that would not only increase inquiries but also drive appointments to view properties. Our task was to effectively reach these segments, engage them with relevant messaging, and encourage them to take the next step toward homeownership

The Strategy

To meet these goals, we deployed a mix of digital advertising solutions that reached potential buyers at the right time and place

  1. Native AI, Behavioral, and Keyword Targeting: We started by running Native AI and Behavioral ads, using a carefully curated list of keywords and targeting categories specifically related to homebuying. These ads were designed to reach users browsing online content relevant to purchasing or financing a new home, helping us connect with an audience actively engaged in the buying process.
  2. Mobile Conquesting with Geo-Fencing and Geo-Retargeting: Knowing our client works extensively with military families, we took advantage of Mobile Conquesting’s Geo-Fencing and Geo-Retargeting capabilities to capture interest in key military areas. By strategically geo-fencing locations like military bases and associated areas, we could reach those likely interested in settling down or relocating, making it easier for them to engage with our client’s offerings.

Our ads drove users directly to the client’s landing page, where they could view property details and request further information—helping them explore and take the next step toward a new home

The Results

In just a few months, our digital strategy produced outstanding results that underscored the campaign’s effectiveness

  • 516,631 ad impressions and 2,441 clicks: This exposure put our client’s message in front of the right audience and successfully drove engagement back to their landing page.
  • .47% click-through rate: Six times the national average, this CTR demonstrated the high level of interest and relevancy of our ads.
  • 1,029 conversions directly related to home inquiries and property interests.
  • 93 verified on-site visits and 372 estimated visits through our on-site location tracking, helping the client measure real-world engagement.

This campaign not only generated high-value leads but also reinforced our client’s commitment to providing an exceptional homebuying experience for those in need of quality, reliable housing
