How This Tucson Boutique Apartment Community Found Success on TikTok with Vici Media

In today’s dynamic rental market, engaging potential residents means standing out with creative, strategic marketing that speaks to their interests and needs. Our client, who recently revitalized an old hotel into a vibrant, boutique apartment community just outside Downtown Tucson, understood this and partnered with Vici Media to reach young adults in the area who were on the hunt for a trendy, well-located place to call home.

Crafting a Strategy that Resonates

To make a big impression in Tucson, we honed in on consumers most likely to be seeking rental options or real estate in the area. This meant targeting audiences specifically interested in Real Estate & Home Rentals, Real Estate Sales, and general Home Rentals. Leveraging our deep understanding of audience behaviors, we used hashtag targeting with terms like #apartmentrent and #apartmenthunting to zero in on users who were actively interested in apartment living. This allowed us to reach those looking to make a home in the Tucson area in a way that felt personal and relevant to them.

Integrating TikTok for Maximum Impact

TikTok, a platform our client added to an already robust campaign, became a key element in delivering video content that captured the attention of our target audience. Alongside Social Mirror, Meta, and Mobile Conquesting campaigns, TikTok emerged as an incredibly effective tool for engaging young adults. Within the first month, Vici Media’s ad sets garnered nearly 63,000 plays on TikTok, with 1,889 users actively clicking through to the website and an additional 2,369 engaging in view-thru visits—visiting the website after being served the ad but without directly clicking on it. This translated to an impressive Click-through Rate (CTR) of 3.02%, a rate 43 times higher than the national average. The results spoke for themselves, and our client is now shifting more of their marketing budget into TikTok for continued growth.

Reaching the Right People, the Right Way

Our client’s success underscores how a targeted, multi-channel approach can make a powerful impact in the competitive rental market. With tailored messaging and a clear strategy across popular platforms, this campaign brought a fresh face to Tucson’s rental market, all while staying budget-friendly and results-driven.
