A luxury apartment community recently launched its first phase and wanted to make a big impression in “Lease Up” mode. Located in the heart of town, the community sought to attract young professionals and renters looking for a high-end living experience. To support their goals, Vici Media developed a targeted campaign that not only filled Phase 1 but set the stage for a continued partnership when Phase 2 is ready

The Challenge

With the objective of driving inquiries and filling units quickly, our strategy needed to reach high-intent renters and inspire them to schedule viewings. We focused on creating visibility within a competitive market, promoting the community’s luxury amenities and lifestyle appeal

The Strategy

To maximize reach and engagement, we built a multi-faceted digital strategy on Facebook, Instagram, and through Mobile Conquesting

  1. Social Media Ads Targeting Young Professionals: We utilized Facebook and Instagram ads to connect with potential renters searching for their next apartment. Targeting included categories tailored to young professionals and people actively visiting sites like Zillow and Trulia. Our carousel ads showcased multiple images of the property and amenities, creating a visual experience to capture interest.
  2. Geo-Fencing Competitor Communities: Through Mobile Conquesting, we geo-fenced local competing apartment communities and other popular locations where the target demographic spends time. This tactic allowed us to serve ads to prospective renters already looking for similar options, boosting brand awareness and positioning this new community as a top choice.
  3. Clear Calls to Action: All ads directed users to the client’s landing page, where they could explore available floorplans and contact the community. This provided a seamless transition from interest to action, supporting the overall campaign goal of securing scheduled appointments.

The Results

The campaign delivered outstanding results, leading to a full lease-up for Phase 1

  • 588,000+ Impressions: The campaign served over half a million impressions, reaching a highly relevant audience in the local market.
  • 1.19% Click-Through Rate: With a CTR nearly 17 times the national average, the ads attracted strong engagement and high-quality traffic.
  • 400+ Social Conversions: Over 400 users took action, signaling high interest and engagement with the community’s offerings.
  • 100% Occupancy: By the end of the campaign, Phase 1 was fully leased—a testament to the effectiveness of the targeted strategy.

Excited by the results, the community plans to restart the campaign as Phase 2 approaches, solidifying digital as a cornerstone of their leasing strategy
